Townhomes on Lavender
‘Townhomes on Lavender’ is a modern and exclusive multi-dwelling complex consisting of 18 unique townhomes located in the heart of the sought-after Hills District. Each home purchased off-the-plan by couples, families and investors prior to completion of construction , Townhomes on Lavender is considered a ‘smart home for the future’ thanks to its efficiency and technology.
Though all 18 homes are adjoining, each individual house has been designed with a clear distinction from its neighbour. The façade and exterior styling is a key feature in building these high-quality Torrens Title homes, where each house is unique and not a cookie-cutter design as is typical for townhouses.
With the NSW Government encouraging more medium-density developments to accommodate growth, this bespoke residential construction project fills the brief when it comes to quality, design and sustainable living.
Each townhome includes:
- Solar-powered system to reduce energy costs and greenhouse gas emmissions
- Fully integrated security and alarm system
- Beautifully landscaped gardens
- Remote controlled garage with adjoining carport
- Open plan kitchens with 40mm Caesarstone benchtops
- 900mm Smeg electric oven and gas cooktop
- Generous room sizes with 2.7m high ceilings
- Tiled downstairs and carpet upstairs
- Ensuite and WIR to master bedroom
- Secondary living space upstairs
- Outdoor alfresco area in a contained courtyard
What is the difference between a Strata and Torrens Title property?
A Torrens Title property is one where the purchaser owns both the house and the land on which it is built. This is the most traditional form of ownership and means that you become the sole owner of the property. You are responsible for the property’s upkeep, both inside and outside on the block of land.
A property such as a villa, townhouse or unit, however, is usually purchased under Strata. When you buy one of these properties, there are ‘common areas’ that are used by all of the people living in the complex or apartment block including driveways and gardens, which require collective maintenance through an Owners Corporation, because they are shared.
Townhomes on Lavender are all Torrens Title properties and therefore require no strata payments.
Solar powered systems
A solar system reduces electricity usage, energy bill costs and greenhouse gas emissions. Solar energy outputs an average of 25 kwh/day or 9,000.00 kwh/year, which equals to an average savings of $200/month or $2500/year. Every kwh produced by the solar system can replace the kwh that would otherwise come from the grid, therefore producing free electricity.
