Set your budget

Your knockdown rebuild kicks off by having a chat with your bank to determine your borrowing capacity and building budget. Be sure to factor in demolition costs and site works.

At this early stage, we can offer an approximate base price for a house design, which excludes site and demolition costs. You will get a fixed price during the tender phase.

After looking through your site plans and contour survey, we get a clearer view of what you can build on your block. While you might have an idea in mind of what you want in a house, much of your options are based on land dimensions and council requirements.

Start by browsing our extensive range of home designs. If you see a floor plan you like but want to customise the layout by adding additional living spaces and garages or increasing bedroom sizes, talk to us about your options.

Tender process

It’s time to assess your land. During this phase, your block will undergo soil testing, site classification and bore hole testing. At this stage we will start preparing architectural plans, a landscape design plan and structural engineering plans.

To help you determine the exact cost of your build, we will provide a site plan, contour survey and fixed price tender. A non-refundable preliminary fee is paid for this service, which is later deducted from the final contract price.

Internal and external selections

Once your contract is signed, you can start picking out your internal/external selections and colours. Our Value Plus and Lifestyle inclusions include a wide range of high-quality selections or you can choose custom finishes.

Once you have picked out your materials, we prepare and lodge documents to local council for approval. This will include BASIX, Council DA and other statutory requirements. Pending council approvement, we can move ono the next stage.

At this stage, we will submit a DA/CDC documentation while managing the review and approval process. HIA building contracts are prepared and Sydney Water is engaged during this stage. The Client will pay for council fees, a long service levy and any contributions to council if applicable. Any demolition and tree removal services are also managed during this phase.

Contracts are exchanged

After you’ve approved the tender, a tender acceptance fee is paid for your house plans. We then draft detailed architectural drawings, discuss the soil survey and site reports to determine how your house will sit on your block. Any structural changes are to be made at this stage to avoid additional costs incurred beyond this stage.

Construction commences

Once written approval is granted by your bank, we can commence construction. We finalise all construction and engineering plans before starting building. From this point, you make progress payments as per the construction schedule.

You’ll also receive communication from your Site Manager about building progress, so you can be up-to-date with what’s happening and plan your move-in date.

Completion and handover

The final stage involves walking through your new home for a personal inspection, followed by handover of the keys, moving in and a 13 week settling in period.
